Scheduled Maintenance for Business, Strata & Multi-Site

Commercial Security System Maintenance Perth

Scheduled servicing of alarms, CCTV, access control and intercoms for facility managers, strata and property managers and business owners across Perth. One contractor, one schedule, one report per site.

Why commercial sites put security on a maintenance schedule

A security system that has not been tested is a system you are assuming works. On commercial sites the assumption is expensive: a backup battery that will not hold the panel through a power cut, a camera that dropped offline months ago, a duress button at reception that nobody has pressed since the day it was installed, an access controller that still lets in staff who left last year.

When we scope a new commercial site we ask the same first question every time: what is the current maintenance arrangement? The most common answer is that there is not one. Someone calls a technician when something breaks, and nobody owns the list of what is installed. A maintenance agreement replaces that with a documented asset register, a fixed cadence per system and a written report after every visit.

Insurers and monitoring centres often expect evidence that a monitored alarm is serviced at a set interval. Committees and owners expect a paper trail before they approve upgrade spend. A scheduled program gives you both without chasing it.

What a maintenance visit covers

Every system on site is on the register and every visit works through the same checklist, so reports are comparable year to year.

Alarm systems

  • Backup battery load test and replacement where it fails
  • Walk-test of every detector, reed switch and duress button
  • Siren, strobe and tamper checks
  • Communication path test to the monitoring centre (IP, 4G, dialler)
  • Event log review for faults and unexplained activity
  • User code and keyfob audit against your current staff list

CCTV

  • Every camera confirmed online and recording
  • Storage health, retention period and time sync verified
  • Playback and export tested end to end, not just live view
  • Lens cleaning, field of view and night image check
  • Recorder firmware and remote access review
  • User access cleanup for departed managers

Access control

  • Reader, exit button and request-to-exit function at every door
  • Lock hardware, door closer and strike alignment
  • Controller backup battery and power supply check
  • Credential audit: cards and fobs for people who no longer work there
  • Fire trip release confirmed where doors are interfaced to the fire panel
  • Schedules, holidays and time zones reviewed

Intercoms

  • Call-through and door release tested from every entry station
  • Audio both ways, video and night image
  • Apartment and tenant directory checked against current occupancy
  • App and phone forwarding for after-hours answering
  • Power supply and network switch health
  • Lift and gate integrations exercised where fitted

From the field

A recent commercial site had a bank of four controller cabinets on one wall, feeding readers, exit buttons and an intercom across the building. Opening each cabinet and load-testing the backup batteries is the part of a visit that matters most on a site like that: the electronics outlive the batteries by a decade, and the batteries are the part that keeps you secure during a power cut.

Another site had duress buttons fitted at reception counters years earlier and no maintenance arrangement at all. Staff assumed they worked. Until a walk-test proves each button reaches the monitoring centre, that assumption is the only thing protecting the people behind the counter.

The oldest battery we have seen on a working panel was around twenty years old. The panel was fine. The first extended power outage would have taken the site offline with nobody the wiser.

Maintenance agreement or ad-hoc call-outs?

Scheduled maintenance agreement

  • Fixed 6 or 12-monthly visits per system, set at the baseline visit
  • Site asset register: panel models, recorder details, door list, user lists
  • Written report with photos after every visit
  • Faults between visits handled by a technician who already knows the site
  • One contact for alarms, CCTV, access control and intercoms
  • Multi-site: one schedule and one report format across the portfolio

Ad-hoc call-outs

  • You call when something has already failed
  • Technician arrives without site history, codes or logins
  • Two visits are common: one to diagnose, one with the part
  • No record of what is installed or when it was last tested
  • Nothing to show an insurer, auditor or committee

Ad-hoc suits small sites with one system. Once a site has an alarm, cameras and controlled doors, or once you manage more than one site, the agreement is cheaper in hours and far cheaper in surprises.

Taking over a system someone else installed

Most maintenance agreements start with a site we did not install. That is normal. The baseline visit is where we earn the schedule: every panel, recorder, controller and reader is photographed and recorded, we confirm we can log in to each one, and anything already faulty is written up before the first scheduled service so there is no argument later about what we inherited.

Two things make the baseline go smoothly. First, installer codes and recorder logins: without them some panels can only be reset and reprogrammed, which is a bigger job. Second, any existing drawings, door schedules or user lists, however old. We rebuild them from site if they do not exist, but starting from something saves hours.

Our technicians have worked on Perth commercial systems for more than 21 years, across the brands listed below, so an unfamiliar panel is rarely unfamiliar for long.

Commercial security maintenance FAQs

How often should a commercial security system be serviced in Perth?

Most commercial sites run a 6-monthly or 12-monthly schedule. Monitored alarm systems and sites with insurer conditions are usually on the 6-monthly end; CCTV and access control are commonly 12-monthly with a remote health check in between. We set the cadence per system when we build your asset register, and it is written into the agreement so nothing depends on someone remembering.

Do you maintain systems that another company installed?

Yes. Most of the sites we take on were installed by someone else. The first visit is a documented baseline: we record every panel, recorder, controller and reader on site, confirm we can log in to each one, note anything already faulty, and only then start the schedule. Have your installer codes and logins ready; without them the only path on some panels is a full reprogram.

What do we get after each maintenance visit?

A written service report per site: what was tested, what passed, what was replaced (batteries, detectors, drives), what we recommend, and photos of anything that needs a decision. Facility managers use it for their own compliance files and for justifying upgrade budgets to owners or committees.

Can you cover multiple sites under one agreement?

Yes. Multi-site portfolios get one schedule, one asset register, one report format and one point of contact for alarms, CCTV, access control and intercoms across every site. That is usually the reason property and facility managers move to us from separate alarm, camera and door contractors.

What happens if you find a fault during a service?

Minor items such as a backup battery, a detector or a loose termination are fixed on the spot where we carry the part. Anything larger is written up with a quote so you can approve it separately. We do not swap equipment without your sign-off.

Which brands do you maintain?

Bosch, DSC, Tecom Challenger, Inner Range Integriti and Inception, Gallagher, Ajax, Paradox, Ness, Hills, Hikvision, Dahua, Uniview, Axis, Ubiquiti UniFi, Akuvox, Aiphone, Kocom, 2N and most other commercial platforms installed in Perth. If your panel is not on this list, send us a photo of it and we will tell you straight away whether we can service it.
