Access control for property managers in Perth who look after commercial buildings, mixed-use sites and strata schemes and are tired of re-keying at every changeover. We install and administer card, fob and mobile-credential systems per tenancy, take over systems whose administration has been lost, and act as one contractor across a managed portfolio.
Most of the calls we take from managing agents start the same way: a tenant has left, nobody is sure how many keys are out there, the alarm code was never changed and the previous occupant knew it. With an access control system the changeover is a credential change. The outgoing tenancy's cards and fobs are cancelled at the desk, the incoming tenant's are issued with their own schedule, and the alarm area for that tenancy is re-armed under new users. No locksmith, no new keys to track, and a record of exactly who held access on what dates.
For buildings that still run on keys, we design the first system around the doors that cause the problems: the main entry, the tenancy doors, the plant and comms rooms, the roller door that keeps getting left open at knock-off.
Each person gets their own credential rather than a shared code, with a schedule that matches their role: tenants during their lease, cleaners within their window, contractors for the day they are booked. Lost fobs are cancelled rather than copied. The system keeps an event log of which credential opened which door and when, which settles the disputes a property manager gets dragged into, from a shared loading dock to an after-hours gym.
Platforms we fit for managed properties include Inner Range Inception, UniFi Access and Gallagher, chosen by the number of doors, whether lifts and car parks are involved and how the agent wants to administer it.
In a managed building the doors are rarely the whole story. The car park boom or roller shutter, the lift floors a tenant may reach, the bin room, the end-of-trip facilities and the entry intercom all need to answer to the same credential. We tie them together so a new tenant's fob opens the car park, calls their floor and unlocks their suite, and the intercom releases the front door to a visitor they approve from their phone.
Where a building has an intercom that has reached the end of its life, the access control and the intercom replacement are planned together so residents and tenants are never locked out during the changeover.
A common situation on a newly acquired management is an access system that works but that nobody can change: the installer has gone, the software login is lost or the only person who knew it has left the previous agency. A takeover visit identifies the controller and software, recovers administrator access through the manufacturer process, audits the credentials that are live and removes the ones that should not be, then hands the agent a working login and a walk-through. If the hardware is at end of life we tell you before quoting anything further.
Property managers rarely sign off the spend themselves; an owner, a council of owners or a procurement process does. We quote each building as a set of options the agent can take to the owner, and where a committee requires several quotes we are used to responding in the format they set. Servicing of the access control, the intercom and the CCTV can then sit on one maintenance schedule across the portfolio instead of a different contractor for every building.
Yes. Current systems are administered from a web browser or app, so an authorised agent can issue, change and cancel cards, fobs and mobile credentials and adjust schedules for the buildings they manage, from the office or remotely. We set up the administrator accounts at handover and show the team the routine tasks. Contractor visits are then for hardware, not for day-to-day changes.
Their credentials are cancelled in the system rather than the locks being changed, and the alarm area for that tenancy is re-armed under new user codes. The incoming tenant is issued their own credentials with their own schedule. Nothing physical has to be replaced, and the event log shows the date the old credentials stopped working.
Yes. Platforms such as Inner Range Inception, UniFi Access and Gallagher can present several buildings in one management account, so the agent sees every site under one login while each building keeps its own doors, users and schedules. Each site still has its own controller and works independently if the connection between them drops.
Yes. We identify the controller and software, recover administrator access through the manufacturer process, audit which credentials are live, remove the ones that should not be and hand over a working login and walk-through. Where the hardware is no longer supported we say so before quoting further work.
They can. Lift floor control, car park gates and roller shutters and the entry intercom are integrated with the access control so one fob or mobile credential covers them. Whether an existing lift or gate can be integrated depends on its controller, which we confirm during the site visit before quoting.
It depends on the number of doors, the lock hardware each door needs, whether lifts, gates or an intercom are included, how many credentials are issued and whether existing readers and cabling can be reused. Send the address, the door count and what the owner has asked for and we will quote options the agent can take to the owner or committee.
Addresses, which doors cause the problems, what is already installed and what the owner has asked for. We will inspect, quote each building as options the owner can approve, and set the agent up to administer it.
